'How-To' Instruction software recommendations

Hi, I like to create some How-To instructions on common Helpdesk FAQ's and
some technical instructions for the technical staff. I like to animate it
so all the user has to do is to click on the subject 'How-To' and it will
run the instructions automatically as an animation. Any recommended
software are greatly appreciated.
